The property had an expired septic tank licence and an unapproved trench, creating a high-risk compliance issue under tight sale timelines.

The system had been installed by an authorised plumber during an emergency, without council approval. While necessary at the time, this created complications when the owner later decided to extend the dwelling and prepare the property for sale—both of which would trigger council involvement.

If not resolved upfront, a pre-purchase inspection could lead to defect notices, delays, additional costs and potential buyer negotiation. The client needed clear guidance to navigate approvals, protect their existing investment and avoid broader compliance risks across the property.
